First impressions are important and people develop a feel about a home quickly so give homebuyers a good impression before they enter your home. Curb appeal matters and an exterior that needs work can repel a buyer before they enter your home. Don’t become fretful thinking you have to spend lots of money to boost the appeal of your home.  The goal is to sell your home for the most money you can but that doesn’t mean you need to break the bank.

Create curb appeal to attract buyers into your home

The objective is to make the potential buyer feel connected to your home as soon as they step into your yard. Consider a fresh coat of paint to the exterior of your home or pressure washing your siding. Clean your windows and screens to allow as much sunlight as possible into your home. Painting the front door and updating the light fixtures can modernize the appearance of your home and quickly boost its curb appeal. Scrape and paint any peeling surfaces. Clear away any debris or junk from your yard.  Add an adorable bistro dining set and some plants to your porch or a new firepit and a set of lawn chairs to your yard to help them yearn for those long summer days and nights.

Make your entryway inviting

Don’t clutter the entryway with shoes and coats. Keep the décor simple, tidy and spacious. Presenting your home for sale is not about your personal style but making your home appear grander and more spacious. Put your emotional attachments to your décor aside and be objective about how to appeal to homebuyers.

Depersonalize your home

Depersonalize your home so homebuyers are able to imagine themselves living in your home. Replace family photos and portraits with art that has mass appeal. Update the décor by removing outdated pieces of furniture and other bulky items and placing them in storage. If you don’t want to invest in new furniture just to sell your home consider hiring a stager. They have furniture that is stylish and will make your home feel modern and spacious. It’s also a good idea to reduce your wardrobe and leave only items you will be wearing over the short term so the closet space appears larger. If you have a lot of storage space in your home showcase it by storing items you don’t use or need in the interim.

Like many homeowners you will probably have a list of things that you’ve been meaning to get around to like fixing creaking floorboards, filling nail holes or tightening loose doorknobs. Don’t neglect maintenance issues or structural issues. Scrape and touch up chipping paint and replace worn or torn vinyl flooring. Inspect your home objectively for repairs or if you can’t, have a third party with a critical eye do it for you.

Paint your walls to freshen up your home

A fresh coat of paint on your walls and trim will freshen up the appearance of your home. White paint is not always the best choice but instead choose warm colors like grays, creams and beiges. Neutral colors can be sophisticated and can show off your fixtures, moldings and windows for a cozy feel throughout the home.

Potential buyers love a home that is bathed in natural sunlight instead of homes that are lightened with bulbs.  Make the most of your windows and natural light by removing blackout curtains or blinds and replace them with lightweight styles that match the wall colors. Make sure that you clean the windows and screens thoroughly to let in as much natural light as possible.

A fresh smelling home is more inviting

In closing remember to open all the windows and doors to freshen up the smell of your home and get the fresh air circulating. Many people are sensitive to strong smells such as cooking odor and pet odors. It might be necessary to replace your pets old bed with a new one. Pet odors can be off-putting to homebuyers. Plug in air fresheners might smell good to you but remember that scent is a personal thing. https://www.roythomas.ca/room-by-room-reviewIt might be a better idea to go for a real and more appealing smell like baked goods, cookies or a fresh fruit display or fresh cut flowers. A fresh smell throughout your home will be more inviting to buyers and might increase the amount of time they spend in your home for a showing.
